No. 778 Boylston

  • The urban lighting. The moodiness. The loungeability.

  • After being listed for sale unstaged for almost a full year, Pretty City Boston came in and did a complete style overhaul, painting the entire property, transforming a den into a third bedroom, and adding beautiful furnishings, rugs, light fixtures, art, and accessories. Within 60 days the property closed for $4,200,000.

  • The gigantic windows. The natural light. The timeless energy.

  • The epitome of an urban flat, this third-floor North End condominium had been lovingly lived in for six years, and although it was hard to say goodbye, the sellers quickly tired of being landlords and decided to sell their first home. We wanted to stay true to their design aesthetic and furnished the unit with some of their own pieces, playing up the second bedroom as a delightful home office, as we listed in the midst of the Covid-19 pandemic. After a busy weekend of open houses, we received an over-asking offer in three days.

  • The corner exposure. The natural light. The wide plank floors.

  • The sellers of this condo left two mounted TVs and only a few random pieces of furniture behind. Pretty City Boston executed a full interior set up of the 1,200-square-foot home, including living dining, two bedrooms, and two bathrooms. We filled the space with furniture, artwork, and accessories from our own inventory in only 10 hours. We had the property staged, photographed, and listed for sale in less than one week.

  • The perfect location. The functional layout. The very private patio.

  • Once the clients decluttered 10+ years of living in 1,000 square feet with young twins, Pretty City Boston came in and updated the space using some of the seller’s own pieces (including the sofa, beds, dining table, bookcase, desk, and barstools). We added artwork and accessories to bring in color and texture while showcasing one of the many functional layouts possible. We received several offers over asking within the first week and closed for $1,075,000.

 

No. 110 Union Park Street

  • The backyard. The backyard. (And) The backyard.

  • This unit posed a few challenges as it was off the beaten path a bit and a lower level. The sellers had a newborn so we asked them to move everything out, instead of trying to design around all of the items that accompany a new baby. A typical perk of a lower-level property can be a large outdoor space, which this property has. A large fenced-in brick patio, perfect for pets and people. We simplified the furnishings and made the living area less about TV and more about lounging in front of the fireplace. We decked out the backyard and played up the summer season with a huge patio dining set and pretty red plants. We received multiple offers after the first weekend.

 

No. 71 Worcester

  • The built-ins. The interior windows. The roof deck.

  • This adorable penthouse unit is located in the heart of Boston’s highly desirable South End neighborhood. The seller had been renting the condo for 10+ years and as a result, it was a little tired…Pretty City Boston came in and painted the entire place a warm white, and had a handyman touch up the bathroom with a new mirror and light fixture. Next, we furnished the entire unit with furniture, accessories, and artwork from our own inventory, and made sure the pis de la resistance (the roof deck) was well represented with outdoor furniture and flower pots. We received 6 offers, all over asking, and closed for $852,500.

No. 4 Charlesgate East

  • The enormous windows. The tall ceilings. The Back Bay.

  • After the last of 10 years worth of tenants moved out, Pretty City Boston came in and did a full refresh, complete with paint, new light fixtures, new countertops in both the kitchen and bathroom as well as all new door hardware including the hinges. We furnished the unit with functional pieces utilizing every inch of the 500 square feet and received an over-asking offer within seven days of listing the property.

 

No. 108 High

  • The pumpkin pine floors. The square footage. The oversized deck.

  • Like most young couples moving into the Charlestown neighborhood, these young newlyweds were thrilled to have almost 1600 square feet on two levels, and a huge walk-out deck to entertain friends. Time flies and two kids later they were busting at the seams and ready to hit the suburbs. Pretty City had them clear out the entire unit (that no longer held any signs of the adults living there). We added all new furnishings and played up the nautical vibe in this seaside town. We received a full-price offer in 10 days, and they headed on to their next chapter.

 

No. 30 Peterborough

  • The original mantle. The giant bedroom. The Carrie Bradshaw vibe.

  • The sellers purchased this home for their daughter as she was starting school at Northeastern University. They wanted to offset the high cost of a Boston higher education with an investment in our extremely resilient real estate market. After four years, some misguided paint choices, and a new boyfriend as a roommate, the unit needed a little love before going on the market post-graduation. We painted the entire place, cleaned the oversized windows, and added slightly more sophisticated furnishings and accessories to attract the new buyer. Within a week we had a full-price offer that completely covered the cost of an entire four-year stint at University.
